Ten Phase Construction

| Phase One: Initial Design Your first meeting (Plan Consultation) will serve as the conceptual foundation on which your new home will be planned. We listen to your ideas, identify the custom features that you are seeking, learn about your family's lifestyle and the intended uses of your home. Phase Two: Site Evaluation A physical inspection of the building site will be completed prior to the beginning of any plan development. Important site consideration such as the physical constraints of the land views and special features available, set back requirements, flood zone considerations, restrictive covenants, and other Regulatory Agency's restrictions must be evaluated. Phase Three: Preliminary Drawings Knowledge gained by your initial meeting and the site visit is employed to develop conceptual home design. This "Draft" floor plan is created for your review and serves as the preliminary planning tool for refining the design to exactly meet your requirements. Phase Four: Review and Revisions We are very mindful of the fact that this is your home! During this important second meeting you are invited to make changes to the floor plan and exterior style. We will provide advice and suggestions and will remain very flexible in accommodating the features that are most important. Phase Five: Construction Specification & Contracts All suggestions resulting from the Plan Consultation Meeting will be consolidated into a set of construction drawings. A proposal will be prepared providing an itemization of all the included amenities and construction costs. The review of the proposal will then allow the completion of all the building plans, comprehensive construction specifications and the signing of the Construction Agreements. Phase Six: Application & Regulatory Approval Construction drawings are submitted to the local Building Inspector and other agencies. Approvals require on-site meetings and in-depth plan reviews. Phase Seven: Homesite Clearing & Foundation Prep Upon receiving all necessary building permits, the site is marked and cleared. After completion of grading, the foundation installations begin. Phase Eight: Home Framing Once the foundation is complete, framing will commence. The home begins to take shape and your rooms become recognizable. Phase Nine: Mechanical & Drywall Installation Next, the plumbing, heating, and air conditioning and the electrical "rough-ins" are installed. The insulation is put in place and finished wall treatments begin. Phase Ten: Finish Treatments & Furnishings Many if our clients take advantage of our interior home design services, which are offered at no additional costs. Our Design Team takes great pride and care matching your decor to your personality and the setting of your home. |
