Design Features Included on Garden-Style Home Plans
HOMESITE:
- Home will be situated on the lot in accordance with the county, city and Review Board requirements.
- Builder to emphasize leaving natural areas unless otherwise advised.
- Homesite will have final grading with grass seed and pine straw with a generous setback from back or curb.
- Additional engineering work or backfill required for homesites that are low or unsuitable for building will be an additional expense to the owner.
FOUNDATION, FRAMING AND FLOOR PLANS:
- Home will be constructed on a raised slab (2 blocks) on top of 24” x 8” deep footings with #5 rebar and hurricane ties at the roof.
- All framing will meet or exceed the new NC wind code requirements.
- 9’ ceilings throughout, except where plan notes areas.
- 1/2” Oriented Stand Board (OSB) on sidewalls and roof.
- Accessible attic storage.
EXTERIORS:
- Vinyl shutters provided on all windows on the front of the home.(per plan)

- Boxing and cornice material will be maintenance-free vinyl.
