Ten Phase Construction
Phase One: Initial Meeting
Your first meeting will serve as the foundation on which your new home will be planned. We listen to your ideas, identify the features that you are seeking, learn about your family's lifestyle and the intended uses of your home.
Phase Two: Site Evaluation
A physical inspection of the building site will be completed prior to plan development. Views and special features available, the physical constraints of the land, set back requirements, flood zone considerations, restrictive covenants, and other Regulatory Agency's restrictions must be evaluated.
Phase Three: Home Plan Selection
Knowledge gained by your initial meeting and the site visit is employed to develop a custom home design or to choose from existing plans. This floor plan is the heart of your future home, wrapped in an exterior style that is appealing to you.
Phase Four: Construction Specifications and Contracts
All suggestions resulting from the home plan selection will be consolidated into a set of construction drawings. A proposal will be prepared providing an itemization of all the included amenities and construction costs. The review of the proposal will then allow the completion of all the building plans, comprehensive construction specifications and the signing of the Construction Agreement.
Phase Five: Application/Regulatory Approval
Construction drawings are submitted to the community Architectural Review Board, the local Building Inspector and other agencies. Approvals often require on-site meetings and in-depth plan reviews.
Phase Six: Home Site Clearing and Foundation Preparation
Upon receiving all necessary approvals and building permits, the site is marked and cleared. After completion of grading, the foundation installation begins.
Phase Seven: Home Framing & Dry In
Once the foundation is complete, framing will commence. The home begins to take shape and your rooms become recognizable. When framing is complete, windows and doors will be installed, house wrapped and shingles on roof installed.
Phase Eight: Mechanical Installations & Walk Through
Next, the plumbing, heating, air conditioning and electrical "rough-ins" are installed; as well as central vacuum, home security, surround sound home theater. At this time your walk through will give you the opportunity to locate fixtures.
Phase Nine: Trim-out
Insulation is put in place and drywall completed. After inspection, the home is trimmed-out with flooring, cabinets and counters, hardware, fixtures and wall treatments. We can help you select all the interior finishes that will transform your professionally crafted residence into a personal, beautiful home.
Phase Ten: Certificate of Occupancy
Following final inspection, the Certificate of Occupancy is issued, and after a final home cleaning you are ready to move in. We continue to work with you to complete any punch items to assure your satisfaction with your new home.
